*Brand new*

Perched above Newlyn’s working harbour, this is a love letter to Cornwall: its history, its craft, its ever-changing sea and skies. Once a chapel, later a fish store, the old granite barn stole its owners’ hearts the moment they stepped inside – and thanks to a 3-year labour of love, it will steal yours too. Inside, original wide-plank floors, restored stained-glass windows and ancient ship’s beams tell the story of the building’s past, while thoughtfully chosen pieces — mid-century chairs, antique cabinets and an upright piano — lend a laid-back elegance to the space.

The living area makes the most of the panoramic views of Newlyn Harbour and Mount’s Bay. Chase the light from sunrise to sunset on the balcony as the boats come and go below or hole up on the mezzanine with a good book. But be sure to leave your hilltop perch and explore, too; this is a really interesting part of Cornwall, with its local arty scene and indie shops and restaurants (all of which you can walk to), plus stunning surf beaches and epic coastal walks an easy drive away.

Getting here: train to Penzance, then taxi (10 mins)

owner of Fairhaven

“Ross’s family has been in Cornwall for generations. He grew up visiting his grandparents in Newlyn and loves the sea (he is an avid spear fisherman and used to be in the navy); I moved here with him when we got married 10 years ago, and now Cornwall is very much home. A few years ago, we were looking for a quiet countryside property. But then I came across a listing for this old granite barn-style building tucked into the hill in Newlyn and said to Ross, “This isn’t the house we’re looking for, but it looks really interesting, let’s go see it anyway.” We were sold on the first visit. We hope our guests love being in the property as much as we do.” Owners, Alicia & Ross

My Kip favourites

They love
“Watching the boats in Newlyn harbour; there’s always something to see, from the fishing boats coming and going to gig rowers and private sailboats. And special mention for the harbour lights around Christmas time!”

We love
The amazing kitchen. Ross is an amateur chef and drew up a high spec for it!

You may not love
Min 3 or 7 nights (see Specifics). No dedicated parking (see Specifics). The back of the kitchen and entryway are next to a paved road — it’s not very busy, but for full privacy you have to draw the curtains.

Sustainability.

“We greatly increased the insulation in the property, replacing the roof to modern standards and installing double glazing. Our positive pressure ventilation system ensures that the temperature is kept consistent throughout the property and keeps it cozy and dry. We also used natural and reclaimed materials as much as possible in the renovation to minimise waste.”

  • Have a seafood dinner or a glass of wine at Argoe; its outdoor deck is built right over the edge of Newlyn harbour.
  • Or go to Harvey Brother’s shellfish merchant where you can buy freshly landed crab and crayfish to cook yourself.
  • Have a morning sauna at Rising Embers on Newlyn Green, followed by a coffee next door at Fika and a wander through Newlyn Gallery, an outpost of the Tate.
  • Walk the famous Cornish coast path – the owners’ favourite sections are Mousehole to St. Loy and Land’s End to Porthcurno.
  • On rainy days, the independent cinema in Newlyn is brilliant – it has all the latest films plus more indie offerings.
  • Go wild swimming in the tidal pools at Pendeen, Cape Cornwall and Godrevy, or for a slightly tamer experience, try the Jubilee Pool in Penzance. It’s the UK’s largest seawater pool with a geothermal section and lovely cafe (7 min drive/25 min walk).
  • Visit a local distillery or brewery for a tour and tasting (the owners really rate Pocketful of Stones on Causeway Head in Penzance).
  • Just 15 mins’ drive away, a great family-friendly activity is the Geevor Tin Mine where you can put on your hard hat and explore a genuine Cornish tin mine (dogs are welcome too!)
  • Explore local standing stones and Neolithic sites like the Merry Maidens, Carn Euny, Chysauster, and Men an Tol.
  • Learn to kitesurf or paddleboard at Hoxton Special in Marazion or go for a surfing lesson at Sennen Surfing Center (15 mins drive).
