Space & setting.

On the beautiful southeast coast of Cornwall, Kingsand is one of the region’s best-kept secrets. Historically, it’s known for fishing and smuggling, and that sense of under-the-radar magic remains today, encapsulated by this 17thC cottage, one of the oldest in the village. Glorious original features — low ceilings and open beams, original wooden floors and thick stone walls — have been brilliantly blended with vintage furniture and contemporary colours for a rustic-luxe feel. Shells and painted seascapes bring the coastal mood indoors, and if you throw open the windows, a gentle sea breeze fills the sunlit rooms.

It’s a stroll to the sandy beach, rarely busy except perhaps in August, and a little further to other golden stretches. Paddleboard, surf, jump the waves and picnic; life’s simple pleasures are all in place. Later, have a pint in a locals’ pub then wander home for sunset on the deck then a wallow in that deep copper bathtub. Kids will love scaling an old painter’s ladder to reach their bunks and with 2 other kingsize bedrooms you could invite the grandparents or friends to join you, too. Serene and chilled, this feels a million miles from city life.

Getting here: best to drive.

“We’ve holidayed in Kingsand for many, many years, and stayed in pretty much all of the rental properties in the village, so we eventually decided to buy our own. We wanted somewhere within walking distance of the sea with lots of character, and viewed a few but this cottage wasn’t on our list. The agent suggested we take a look anyway… a familiar story! It needed A LOT of work (read, total refurb) but it was also different to every other property we saw as it had so many original features. The restoration was a real labour of love, trying to be sympathetic to the fabric of the building, and we feel so lucky to be the custodians of one of the oldest properties in the village.” Owners Will and Lucy

My Kip favourites

They love
“Being so close to the sea, and the fact our kids can be carefree here. We love seeing them running up the hill, wet, sandy and smiling after being in the sea, to sit by the woodburner and drink hot chocolate.”

We love
The deep window seats, perfect for curling up with a book.

  • "Fabulous cottage in a wonderful location. Beach a two minute walk away, along with shops and pubs. A lovely part of Cornwall, we can’t wait to return!"

  • "Beautiful cottage in the idyllic surroundings of Kingsand and Cawsand coastal villages. The house is perfect for a family of four - with our young teenagers just about fitting into the bunk beds. Lots to do from Mount Edgecombe, visiting nearby port towns of Fowey; Polruan to Adrenalin Quarry for the teenagers. Not forgetting the stunning coastal walks for the dog!"

  • "Thank you so much for such a tranquil and beautiful stay! Fisherman's Cottage is located in the perfect spot for unwinding. We took some great walks along the coastal path, soaked up the local atmosphere in the close-by restaurants and pubs, and then came back to the cottage to relax. The design and layout is really beautiful and has been carefully considered. We'll be back! Thank you."
