There’s a chance you’ll arrive at the address of this riverside retreat and wonder if you’re in the right place. Perched on the very edge of Norwich on a residential street, it’s only once you’re inside that you’ll marvel at how Tardis-like it is. A contemporary annexe to the main house, the living space is huge; open plan downstairs and flooded with light. Bi-fold doors lead out to a terrace and beautiful walled garden and a lawn meanders down to the river, where there’s a little jetty to sit with a coffee. If you’re quiet, you may see the resident heron swooping down to claim a fish.

Upstairs, the gorgeous master bedroom also overlooks the garden, and there’s a bedroom next door that’s ideal for 1-2 children. As you breakfast out on the sunny terrace, it’s so peaceful that you’ll completely forget you’re so close to Norwich; a 5-minute drive or 20-minute stroll along a leafy pathway. And that’s the real beauty of this place: you’re perfectly situated to explore Norwich’s foodie scene and cool independents, escape to the countryside, or zip over to Norfolk’s wild and beautiful east-coast beaches.

We still love music and gig occasionally, but after having our son, we wanted a home in the countryside where we could live some version of the good life! The light. There’s nothing more relaxing than a coffee at the table with the doors open and the warm light streaming in. It’s also an amazing space for entertaining – we’ve had some really special gatherings here.

The contemporary style. The space has been so carefully curated, with some really unique furnishings. The bespoke wardrobe is particularly cool.

You may not love
First impressions from the road. It’s a 30-min walk into Norwich (or 5-min taxi); the immediate area is residential. The owners live next door.

  • Walk along the green pathway into Norwich and explore the cobbled lanes of independent shops. Hannah recommends The South Asia Collection (textiles and art), Soundclash (records), The Book Hive (books!). Lunch at the hip Brix & Bones.
  • Drive out to Horsey, park at the very old-fashioned pub and walk across the marsh to the beach with its colony of grey seals. Stop at the pub for a pint on the way back.
  • There’s a secret wild beach at Waxham (30 minutes’ drive), or drive a bit further to North Norfolk’s glorious coastline.
  • Visit the beautiful lavender fields at Heacham.
  • Families will love the countryside walk that leads out from Shotesham village. It crosses a ford and winds past a ‘fairy garden’ and church ruins, then meanders over a stream and through a forest.
  • Bring a canoe and paddle off from the jetty; this stretch of the river is very calm!

  • Remember to pack: beach towels for days on the coast, charcoal for BBQ, canoe and lifejackets to paddle off from the jetty!

FAQs.

Parking in the area is free and guests rarely have any issue finding a space. Directly opposite the house you’ll see a lay-by and this is the best place to park although for unloading purposes, guests often park directly outside the house.

Yes, under 2 hours direct train from London. 7 min taxi drive from station to house.

Ideal! The house comes equipped with a travel cot (with good mattress, but you’ll need to bring bedding) and this can fit in either the small bedroom or the main bedroom, a bed rail, highchairs, collapsible baby bath and a selection of toys. If there’s anything else you might have forgotten, it’s also very likely we can lend it to you! We can also help with recommendations for child-friendly restaurants and activities nearby.

The house is in a residential area and there are no pubs within a 10 minute walk (although there is an amazing Brewery within a 15 minute walk!). The house is on the edge of the city so within a 30 minute walk you can get to Norwich city centre which is full of great pubs.
